The hotel occupies the upper levels of Otemachi One Tower, with reception and major public areas reached on the 39th floor. Floor-to-ceiling glazing turns height into part of the product: city towers, the Imperial Palace grounds, and distant skyline views remain present through rooms, dining spaces, the gym, and pool.

A 49 m² entry-level Superior room is generous by central Tokyo standards, and guest feedback repeatedly supports the rooms as quiet, clean, and comfortable. Tripadvisor’s captured Sleep Quality score of 4.7/5 matches repeated qualitative praise for calm rooms.

Arrival requires an elevator journey to the elevated reception level. This creates welcome separation from the business district below but also a two-stage circulation pattern that some travelers may find less intuitive than a conventional ground-floor hotel.

September produced the lowest sampled City View rate at €881. Its City, Skyline, and Deluxe rates all undercut the January sample. Live inventory and category yield can therefore outweigh broad seasonal labels.

November 28 provides the clearest warning against reading prices as a smooth hierarchy. Executive Suite reached €2,871 flexible, a €1,077 jump above Premier. January produced the opposite effect farther down the ladder: Premier was only €69 above Deluxe. December 1 added another anomaly, with City and Skyline both selling for €1,175 on Advance Purchase even though their flexible rates were €171 apart.

Advance Purchase carried the marketing language “Up to 20% Off,” but observed savings varied substantially. Many sampled categories were discounted by roughly 5 percent. Selected Premier and Executive Suite rates on November 28 came much closer to the maximum. Full prepayment, no changes, and no refund for cancellation, no-show, or early departure made Advance Purchase a materially different product from the flexible rate.

Direct rates were generally lower in the September, late-November, and December samples, and Four Seasons displayed broader relevant inventory on several searches. Agoda’s “last room” messages referred only to inventory available through that channel, not to hotel-wide occupancy.

January broke the pattern. Agoda reached near parity and was slightly cheaper for several visible options. However, bedding, cancellation deadlines, and payment terms did not always match. Compare the final bookable terms, not the headline number.
